ARRIVALS AND DEPARTURES

The house will be available from 4pm on the day of arrival and must be vacated by 10 am on the day of departure.  Please go directly to the house where you will be met and welcomed. Any arrivals after 5pm should be notified in advance.

PRICE INCLUDES
Electricity, linen, towels and a welcome pack.

CLEANING

The property should be left clean and tidy.  Any damage must be reported and an additional cleaning charge may be made if the property is left in an inappropriate or dirty condition.  Mid stay cleaning can be requested for stays longer than one week.

HOLIDAY PROTECTION

We strongly advise you to take out holiday insurance to minimise the cost and inconvenience of cancelled bookings. In some circumstances, you may have to forfeit the full cost of your holiday.

PETS
No pets will be allowed on the premises.

SMOKING
No smoking on the premises

DAMAGES
All damages and losses will be charged in full.

OCCUPANCY
This should not exceed the number stated on the booking form.

CHILDREN

Due to the layout of the property, it is not suitable for children younger than 14 years.  However, young babies that are not yet mobile are very welcome and we can provide a travel cot if required.

VEHICLES AND PERSONAL PROPERTY

As well as cancellation and curtailment insurance we recommend you take out holiday insurance to cover loss or damage to personal effects. The proprietors will not be responsible for any loss or damage or injury to persons not caused through the fault of the proprietor.

RESTRICTION ON RENTAL

We reserve the right to remove person or persons from the property due to unreasonable behavior, damage to the property or exceeding the stated occupancy. In this case, a refund will be at the discretion of the owner.

ADVERSE TRAVEL CONDITIONS

Where there are ferry/plane disruptions due to bad weather conditions or any form of industrial action, we cannot be held responsible for non-arrival at the house and no refunds will be given.

CANCELLATION

If you are required to cancel a reservation for any reason we must be notified by telephone immediately and cancellation must be confirmed in writing within 5 days. In the event of a cancellation we will make every effort to re-let the house and you will be reimbursed in full. However, we strongly advise that you take out insurance cover to prevent the following costs If we are unable to re-let the property cancellation costs will be incurred as follows: More than 8 weeks before the booking commences your deposit will be forfeited. Less than 8 weeks before the booking you will be liable to pay the full cost of the rental (deposit and full balance).

AVAILABILITY

Each booking is made in good faith with the belief that the cottage will be available to the client on the date stated on the booking form. If for any reason the house is not available, we are unable to guarantee provision of alternative accommodation. In the event of this happening the deposit and balance will be refunded in full. The client will have no further claim against the proprietor. To improve the facilities provided the proprietor reserves the right to alter or amend the facilities made available at Blacksheep House.
